Warranty & Service Policy

1. QBCC Statutory Warranties

L&K Building Pty Ltd provides all statutory warranties required under the Queensland Building and Construction Commission (QBCC) Act. This includes:

  • A **6-year and 6-month statutory warranty** covering all structural defects (such as footings, slabs, load-bearing timber framing, and waterproofing integrity).
  • A **12-month statutory warranty** covering non-structural defects (such as minor plaster cracks, joinery adjustments, and paint finishes).

2. Post-Handover Defect Period

We provide a dedicated 12-month minor defect liability period from the day you receive keys to your new home or extension. If any alignment or cosmetic adjustments are required as timber structures settle into their permanent setting, Liam will visit your property directly to inspect and rectify the issue.

3. Variation Management

Any variations, adjustments, or scoping changes requested by the client during construction are formally drafted, costed, and signed off under standard QLD building contracts before the modified tasks commence. This protects the contract budget from unexpected pricing surprises.

4. Manufacturer Material Warranties

In addition to our building workmanship warranty, all fixtures, cladding systems, Colorbond metal sheets, timber preservatives, and appliances carry individual manufacturer warranties. L&K Building compiles all warranty certifications and delivers them directly to you during handover.

5. Lodging a Service Request

To request a minor settlement adjustment, please email photos and descriptions directly to liam@lkbuilding.com.au. Kate will schedule an inspection visit at a mutually convenient time.
